Deciding if you need a new roof
It’s important to know how old your roof is if you want a sense of whether it should be repaired or replaced. According to Angie’s List, two signs your asphalt shingles are deteriorating are cracked, curled, warped or missing shingles or gritty whitish stuff at the bottom of your roof gutters. Check your roof ventilation. There should be at least 1 square foot of attic ventilation for every 300 square feet of attic space.
Look for signs of leakage or moisture in your attic, or the sun shining through cracks in your roof. Another signis if the shingle lines are showing slight sagging. This means that the sheathing underneath is starting to decay. Finally, if your chimney flashing is made of roof cement or tar, you may want to have it replaced with metal. Make a point of knowing if your roof is insured and under warranty, and what your insurance policies and warranty cover. Ask your insurer about weather, fire and repair damage. One of the advantages of a new roof is the new warranty.
